The simpler way out
Cash out without the eviction drama or the rehab
Being a landlord wears people down — problem tenants, deferred maintenance, and a sale process that usually demands the opposite of what you have: months of vacancy, eviction costs, and a renovation to make the place retail-ready before it can even be listed.
We buy rentals the way they actually are. Occupied or vacant, great tenants or problem tenants, maintenance backlog included — you get a fair cash offer within 24–48 hours and close on your timeline. No eviction saga, no rehab, no listing while tenants are still in place.
What landlords skip with a direct sale
- No waiting for the lease to end or the unit to empty
- Problem tenants become our project after closing, not yours
- Deferred maintenance and code issues sold as-is
- No vacancy period bleeding rent while you prep to list
- No agent commissions or closing costs for you
- A closing date you choose — fast or months out

Common questions
Asked by families in your situation
Can I sell my rental with tenants still living in it?
Yes — we buy occupied rentals regularly. The existing lease transfers with the sale, the tenants simply get a new landlord at closing, and you don't need the unit vacant to sell.
What if my tenants are behind on rent or difficult to deal with?
That's fine, and it's more common than you'd think. The situation is factored into the offer up front, and from closing onward it's our responsibility to resolve — not yours.
Do I need to fix the property up before selling?
No. We buy as-is, including deferred maintenance, outdated interiors and code issues. You don't paint, patch or replace anything.
What happens to the tenants' security deposits?
They transfer to the buyer at closing along with the lease obligations, as Pennsylvania law requires. The title company handles the accounting so it's documented cleanly.
What about taxes when I sell a rental?
Capital gains and depreciation recapture may apply, and if you're reinvesting, a 1031 exchange can defer them. The right answer depends on your numbers, so run it past your accountant before closing — we can time the sale around their advice.
